Last year showed strong confidence in the rural property sector once again with farm values continuing to grow on the back of strong buyer confidence and depth in the market.
Wardle Co had the privilege of facilitating nine rural sales campaigns and five rural leases across the Mid North and Yorke Peninsula.
This included conducting five successful land auctions.
Outstanding results were achieved with records broken for rate per acre prices in these areas.
Wardle Co facilitated seven clearing sales with four of those online.
"The sale of Winens located at Mundoora was the highest value property auctioned in spring, being a well-managed farming parcel located two kilometres south of Mundoora," rural selling agent and auctioneer James Wardle said.
"Winens was generally flat with sandy loam soils well suited to cereals, hay and legumes and offered scale given the property as a whole is 391 hectares (966 acres) with 383ha (946ac) arable.
"The property was offered as a whole or four separate lots, however only one call was required on the day with competitive bidding on the property as a whole to reach $5.43m when the hammer fell.
"This result reflects $5,739/arable acre which is a new record for the Mundoora district."
Wardle Co offered two quality grazing properties to the market last spring in Gales Hills, Gulnare, and Simpsons, Bundaleer, south of Jamestown.
Both of these properties received considerable interest from local buyers and some outside interest from the Yorke Peninsula and pastoralists.
Both properties achieved in excess of $3,000/acre with Gales Hills making $1.1m at auction for 144ha (355ac) reflecting a tick under $3,100/acre for hills grazing country with an average annual rainfall of 450mm.
"There is significant interest for rural property," Mr Wardle said.
"Record low interest rates continue to be a key driver for buyers wanting to purchase rural real estate throughout 2021.
"Generally, the season reflected average to above average yields throughout the Mid North and Yorke Peninsula with quality being the variable.
"Strong commodity and livestock prices have instilled confidence in the sector and despite all that has been going on, the future for Australian agriculture looks bright."
Wardle Co Rural have some exciting new properties coming to the market in 2022, having released Wirrilla, a significant mixed farming property located in the Bundaleer hills east of Georgetown.
Wirrilla has a total of 1020ha (2,521ac) and is being offered as a whole or two contingent lots.
Expressions of interest close March 3, unless sold prior.
Another exciting grazing opportunity yet to be released is a pastoral property located in the Flinders Ranges with a total of 40,200ha (99,336ac) and is well set up for sheep, cattle and goats.
