Located in an approximate rainfall area of 422mm, Mt Timothy offers an ideal opportunity for a grazing enterprise.
Mt Timothy is 1,220 hectares (3014 acres) of principally gently rolling to undulating sandy loams, with strong mallee flats, with several limestone outcrops utilised for tracks and around troughs.
It is located 62 kilometres north-east of Coonalpyn, 40km south-west of Lameroo, and approximately 194km east of Adelaide.
The northern third of the property has had a cropping history over the years.
Mt Timothy is fenced into 20 main paddocks, plus holding, and raceway.
The current owner has embarked on a substantial fencing program installing some 20km of new fencing including an exclusion fence along the southern boundary with the park.
There is an electric submersible, with a new solar submersible installed.
Two large concrete tanks are interconnected via a two inch main line, with eight new satellite poly tanks, and new concrete troughs in most paddocks.
Good quality underground water is a most valuable asset.
Veldt grass pastures is the foundation of the grazing operation, plus some primrose and medic clovers, while Lucerne had been established in previous years, with plenty of scope to re-establish.
Mt Timothy is currently carrying 1300 merino ewes, 1700 wether lambs, 30 cows and 12 mixed cattle.
The owner has run up to 350 cows plus calves, and estimates should run 250 cows, if good fertiliser and management practices were continued.

Improvements comprise a comfortable four bedroom home, garaging, a three-stand raised board shearing shed, steel and mesh sheep yards - a brand new set is included.
There is a fully enclosed implement shed/workshop.
In 2018, a new set of Norton cattle yards, crush and ramp were added.
The owner has invested a great deal into Mt Timothy, which is showing what it is capable of, the Veldt grass pastures responding magnificently, and laying foundations for even more production gains.
