Combined, the properties have a total land area of 148 hectares and are currently run as a livestock operation for beef breeders and finishing.

The sale of the two properties is via expressions of interest, closing on Thursday, December 5, at 4pm.

"While this is a small holding, it has the potential to generate positive income which is set to attract small business operations," Mr Schell said.

Mr Bills said the well-managed pasture base of sub-clover and mixed annual grasses, supported by an annual fertiliser program, was mainly suited to beef cattle breeding and finishing weaners for market.

"The properties offer lifestyle appeal and are expected to garner the interest of pastoral producers seeking a finishing property close to services, Adelaide-based investors to lease or agist cattle and/or sheep, neighbouring producers and lifestyle seekers looking for a weekend getaway location," he said.

"The properties feature scenic views over hills and valleys and are only a 45 minute drive from the Adelaide CBD."

The 65.4ha parcel at 35 Jay Bee Road, Meadows, has been under the same conservative management for over 40 years and is split over two freehold titles.

Property improvements include a family home, two hay sheds, a disused dairy, stone barn, sundry shedding and quality fencing.

The parcel also benefits from five dams with a submersible pump that supplies the home and holding paddocks, one additional bore and rainfall harvested on all sheds.
