Providing an outstanding and rare opportunity to acquire approximately 368 hectares (911 acres) of fertile farming land in one efficient parcel, Smitham's is being presented for public auction.

Situated in the reliable and highly regarded region of Hart, there are three titles which provide flexibility to any prospective purchasers to acquire as a whole or jointly with another party.

The vendor has engaged the services of Ray White Rural South Australia to market the property and host the auction.

Ray White Rural South Australia director, Daniel Schell said the property has been held in the same family for nearly 60 years.

"This is a testament to its quality and reliability," he said.

"It provides a once in a generation opportunity to purchase.

"The sizeable parcel of high quality cropping land is in a very tightly held and highly regarded area.

"We expect to see significant interest in the property from both local and out of district farmers."

Smitham's is located between Blyth and Brinkworth, approximately 25 kilometres west of Clare, and 150km north of Adelaide.

The property comprises relatively flat, fertile arable land with easy working loam soils.

There are nine main paddocks with the fencing in very good condition and the property is watered by SA mains water supply to five concrete troughs on concrete bases.

Structural improvements include a spacious family home comprising four bedrooms.

Other features include three living areas and two bathrooms.

Improvements include a large fully lockable machinery shed with concrete flooring.

There is also an implement shed, two stand shearing shed and steel sheep yards with loading ramp.

"It is easy soil to work, it never sets - even after 15 points of rain you can still go seeding," vendor, Mr Merv Smitham said.

Smitham's will be offered for sale by public auction on Wednesday, October 9, from 2pm at The Valleys Lifestyle Centre, Clare.
