Grazing property Blackwater offers very good main road frontage for cattle or sheep stud exposure and is located 20km west of Naracoorte.
This district is recognised cattle country as the land is well suited to cattle year-round.
Sheep also do well. Traditionally many Merino flocks were located in the immediate district. However, like many other areas, prime lamb production has been favoured more recently.
The Blackwater soil types vary from heavier Red Gum loam over clay, to Hill Gum loam over clay to some rising country where there is more limestone evident.
These soil types are known for their early production and growth pattern, which delivers earlier livestock maturing and finishing.
One of the features of the loam flats is that while it keeps raining towards the end of the spring, this soil will allow pastures to continue growing.
The Red Gum country produces an outstanding spring flush. The vendor estimates the land ratios to be approximately 50/50.
Pasture species include phalaris, sub clover, other annuals and some lucerne.
The stock water system was designed with cattle in mind and was put in place a few years ago.
It utilises a near-new bore, electric submersible pump, tanks, Stokcrete troughs and 50mm poly pipe and fittings.
Improvements include a modern 3-bedroom home in near-established surrounds with car shedding.
Livestock handling facilities include galvanised steel cattle yards with under cover crush and power connected.
The sale of Blackwater represents an ideal opportunity to invest in the dynamic livestock industry and be a short distance from Naracoorte.
The 806-hectare property will be offered for sale by auction on Thursday, July 27 at 2pm at the Naracoorte Town Hall.
