ONE of Kangaroo Island's blue ribbon grazing properties is about to hit the market, with the 2823-hectare 'Woodlana' at Cassini on the island's north coast expected to attract widespread local and international interest.
Jesse Manuel from selling agent Colliers International said the opportunity to purchase such a large landholding on the island was rare.
“Woodlana is an outstanding landholding,” Mr Manuel said. “It is regarded as one of the best large-scale grazing properties on Kangaroo Island, displaying an extremely well developed layout featuring extensive laneways, preserved shelter belts and excellent agronomic maintenance for optimum pasture and fodder production.
“This is a unique opportunity to secure such a large scale, versatile holding.”
Located 25 kilometres west of Kingscote, the property features a five-bedroom brick veneer homestead, manager's house and a six-bedroom shearers' quarters.
Reflecting its use as a grazing property, Woodlana is also equipped with a six-stand shearing shed, cattle yards, 68 dams and a licenced feedlot.
The property is currently home to more than 500 Angus beef breeders plus progeny and bulls, as well as 6000 Merino and Merino cross ewes, plus lambs and weaners.
Woodlana is expected to attract interest from overseas investors, including Chinese corporate investors looking to export Australian beef, lamb and wool to their home market.
“We also expect significant interest from farmers from other regions seeking geographical diversification, as well as opportunists, ‘landbankers’ and investors attracted to the property’s prestigious position in the South Australian rural landscape,” Mr Manuel said.
